"What makes Hilton Head
Island so special?"

-- Click on a location Below
--
Hilton Head Island is located off the South
Carolina coast, just north of the Georgia border. The mild climate in the
area of coastal Carolina is suitable for outdoor activities throughout the
year. To the North lie Beaufort and Charleston, South Carolina, and Savannah
lies just across the Georgia border to the South. These cities, with their
charming historic districts, are popular for day (or weekend!)
trips.
Size &
Terrain
At 42 square miles, Hilton Head Island is the
second largest barrier Island on the East Coast. Only Long Island has more
land area. ¨ Hilton Head Island is approximately 12 miles long and up to 5
miles wide. The shape of the Island actually resembles a "shoe" with the "heel"
on the North, where Port Royal Sound exits to the Atlantic Ocean. Broad, sandy
beaches stretch for miles along the Atlantic Ocean on the Island's eastern
shore. ¨ There are roughly 30,000 acres of land mass, with 28,000 acres of
dry land and 2,000 or so of marsh. ¨ The Intracoastal Waterway (Skull
Creek) and Mackay's Creek separate Hilton Head Island from the mainland. These
are the two rivers that you cross when you come onto the Island from the
mainland. ¨ Calibogue Sound separates the western shore from Daufuskie
Island to the south. ¨ Broad Creek is a major tidal river that nearly
divides Hilton Head Island into two "separate" islands. ¨ The Island's
landscape is remarkable for the wealth of its natural beauty. ¨ Broad,
sandy beaches slope gently to the shimmering waters of the Atlantic ¨ Lush
plant life is also abundant, including live oaks draped with Spanish moss,
rustling Palmsetto trees, wildflowers, and sea oats. ¨ Soft green grasses
of the salt marsh are the breeding grounds for many familiar forms of sea life.
From oysters and crabs to mighty game fish, most of our favorite seafood
species begin life in the marsh. ¨ Rare birds, alligators, deer, sea
turtles
.Wildlife abounds on Hileon Head Island. It's a nature-lover's
paradise!
Designed in Harmony
with Nature
Development has done much to enhance the
natural splendors of Hilton Head Island. The Island itself is the home of
several large, planned communities, called "plantations" after the agricultural
estates that once flourished here. Homes -- and even commercial buildings --
are designed to "blend" with the terrain. Nature preserves, bicycle paths, and
open spaces provide access to scenic areas.
Town Officials have pledged to preserve
the high quality of life that makes this Island such a great place to visit -
and to live!
Demographics
There are as many different types of
Islanders as there are ways to enjoy yourself here! Doctors, lawyers,
service workers, tradesmen, retired executives of major corporations, etc. all
call Hilton Head Island their home!
The Island's healthy economy has given
rise to a substantial number of successful entrepreneurs. These are the people
providing the amenities to sustain the Island's growth and creating the
opportunities for it to thrive.
More than anything else, the people are what
makes Hilton Head Island such a great place to live. Islanders are as warm
and pleasant as the weather here! Many came for a vacation and then decided to
stay for a lifetime
..And the same could happen to you!

Port Royal: Located where Port Royal
Sound meets the Atlantic Ocean (at the point where the Highway turns East
coming onto the Island) is Port Royal Plantation -- Hilton Head Island's only
private oceanfront residential community. This Plantation is very unique in
that it sustains a dual personality -- with two distinct communities existing
within its boundaries -- yet its layout ensures that the two remain separate. A
security gate at the entrance to the residential section shields the owners
from the many resort guests. The amenities too are intended to protect the
privacy of the property owners, while also providing vacationers with selective
use. It was here that Captain William Hilton first landed in 1663, discovering
his future namestake, and later where Union troops stormed ashore in 1861.
Among the many historical sites in the Plantation (which are permanently

Relocation >Enhancing Your Home
A moderate climate can help your home sell, but wherever you live, you can enhance your home's hidden potential by bringing the outside into your home. Minor remodeling projects can be tailored to suit your taste and your budget.
Study the placement of your home on the property. A small window can be made larger to let more light into a room and expand the view. You can create an entertainment area for guests by installing a sliding glass door which opens onto your garden or adding a patio or deck. The addition of a skylight in a dark room can make a dramatic improvement.
You can also consider ways to enhance the outdoor features of your home and integrate them into the living space of your home. Such improvements can often greatly increase the value of your property.
