Autobiography Of Greg James Just to tell you a little about myself .I have been in the real estate business for over twenty-five years. Since I first moved to Hilton Head Island over twelve years ago, I have been involved in various aspects of Hilton Head Island Real Estate until I finally founded The Wm. F. Hilton Real Estate Co. in 1991. I am the sole owner, President, and Broker-in-Charge of this company and have currently brought aboard eight Sales Associates -- each of whom brings a different perspective to the office. My personal assistant, Debbie Delahanty, is also a Licensed Real Estate Agent, a Realtor®, and an Accredited Buyer's Representative. The Wm. F. Hilton Company is a member of the Hilton Head Area Association of Realtors®. We are also affiliated with the Hilton Head Island Multiple Listing Service, which covers all of Hilton Head Island plus Bluffton, Okatie, Ridgeland and other areas in what is considered "The Low Country." The Agents and I also have affiliations with other local, as well as national Realtors® -- relationships that provide an expansive referral base for clients. Wm. F. Hilton specializes in residential, villa and home site sales, as well as some commercial property. My Acknowledgments & Credentials:
Buyer's Representation: NEIL CASTELLANE, The Buyer's Agent Specializing in OUT OF TOWN BUYERS. Working for you and representing you in every aspect. From start to finish and continuing on long after you have bought your home, he is building a relationship. Let Neil find you rental quotes and companies, contractors, vendors, attorney's, tax information, important contacts and phone numbers. You name it, he will Represent you and look out for your BEST Interests!!! What is a Buyers Agent? An Agent who represents a Buyer has, by mutual agreement and understanding, formed an Agency Relationship with that Buyer. This relationship is based upon the Agent representing the interests of the Buyer, who becomes the Agent's "client." This relationship results in mutual trust and loyalty and affords the Client the utmost in professional services. A Buyer's Agent thus, in essence, performs two
primary functions for that Buyer: This may seem "inherent" as something that all Agents should be doing .However, unless explicitly stated, this is not always the case! In fact, the full protection of the South Carolina Real Estate Law is afforded to you as a buyer only if you use a real estate agent who works for you as a Buyer's Agent! It is very important that you understand for whom your real estate agent is actually "working" .It may not always be YOU! When you see an advertisement for property that interests you, you may be tempted to call the Listing Agent and/or Listing Office for an appointment. However, due to the Agency laws, you must be aware that agents from that real estate company are prohibited by law from representing the buyer! These agents can act as "disclosed dual agents" - trying to represent both the buyer and seller - but, acting as such, the agent cannot perform the following activities for the buyer:
As a Buyers Representatives, we CAN and DO offer all of these services to you -- plus more! Please see our Performance Guarantee for more details!
