Neil & I are both Buyers Representatives. Acting as such, we strive to accomplish the following: 1) assure that you, the Buyer, pay the right price, and 2) protect you, the Buyer, from problems with the property.

In real estate transactions, it is very important that you understand for whom your real estate agent is actually "working"….It may not always be YOU! For example, when you see an advertisement for property that interests you, you may be tempted to call the Listing Agent and/or Listing Office for an appointment. However, due to the Agency laws, you must be aware that agents from that real estate company are prohibited by law from representing the buyer! These agents can act as "disclosed dual agents" - trying to represent both the buyer and seller - but, acting as such, the agent cannot perform the following activities for the buyer:

  • Disclose anything other than material facts affecting the value of the property
  • Suggest terms and conditions that might be favorable
  • Negotiate the contract to the buyer's advantage
  • Tell the buyer the selling price of comparable properties
  • Council the buyer regarding an offer price and/or negotiation strategies
  • Offer an "opinion" about the property

As a Buyer's Agent, my loyalty is to you, the buyer. I WILL do all of the above as well as fully inform you on all aspects of the property, offer you my "expert" opinions/suggestions, and work for you to obtain the best price, terms and conditions. Remember that a Buyer's Agent is legally bound to represent the buyer's best interest!

What will this service "cost" you? NOTHING! On Hilton Head Island, a Buyer's Agent is paid out of the proceeds of the sale, as is the Listing Agent. You have nothing to "lose" and everything to "gain" by working with me!

Accepting An Offer >Know Your Price Range

As a homebuyer, you may have found the perfect new house for your growing family, but what if it is a little out of your price range? You might list your current home for more than it is worth and be lucky enough to find a qualified buyer who is willing to pay the price, but it is impossible to know in advance what your home will sell for.

If you want to sell your home quickly, have a frank and detailed conversation with your real estate agent to determine the best price for the house. Setting your price within 5% of the fair market value of your home greatly increases your chances of getting solid offers that will result in a relatively quick sale.

Don't buy and sell so close to your target amount that you become anxious when the numbers don't meet your expectations. There may be other approaches, such as adjustable rate mortgages or owner financing, to increase your buying power and get you into that new home. When you are selling one home and buying another, you will need more than good luck. You will need a highly professional and experienced real estate agent who can give you solid advice on how to make the transaction work for your particular requirements.
